  1. Get picky with it
    Take 30 minutes and pretend you aren’t the homeowner. Instead, pretend you’re the potential buyer. What do you notice? What do you like and dislike about each space? What distractions are there that are keeping you from seeing the potential uses for the rooms? Whatever you see that you don’t like—fix it or remove it. Further, declutter any potential distractions (like pictures, personal art or child drawings, oversized furniture, messy closets, etc.). The potential buyer wants to be able to imagine his/her belongings in each space and daydream about how to configure their own That’s tough to do with your clutter in the way.
  2. Clean like you’ve never cleaned before
    This is not the same as getting picky and decluttering—this means clean your house. Floors, countertops, carpets, etc. Get professional: if a stain can come out, then it needs to. Scrub. Fold and put away your laundry. Dust everything before each open house or viewing. Too busy? Hire a cleaning service.
  3. Be mindful of smells
    Not everyone likes the same smell—trust me. You may LOVE the smell of bacon, for example, but it’s probably not a good idea to cook it the morning of a showing. Chances are (here in California, after all), your highest offer could come from a true vegan who hates the smell of cooked meat. It’d be a tragedy to lose a sale over BACON. If there are smoke smells, dog smells, or anything else which lingers, invest in baking soda, good cleaners, and air fresheners with mild, clean scents.
  4. Address what’s broken or outdated
    If your kitchen is just a bit outdated, get some new hardware, hinges, and fixtures. Beaten up furniture? Get rid of them, replace them, or select some staging pieces. How about your windows—how are they looking? If they’re too small, inoperable, or outdated—they need to be fixed.
